ADA COUNTY

MEDIAN SALES PRICE —

  • Homes sold in Meridian comprised 31% of sales in January, compared to 36% of homes sold in December. The median sales price of homes sold in Meridian has trended ~$50-75K lower than Ada County overall for the past six months. 
  • The most affordable homes in Ada County continue to be located in Kuna where the median sales price of homes sold in January was $424,990.

HOMES SOLD —

  • Sales declined in January for both new and resale homes in Ada County. The decline was most significant for resale homes between 11-30 years old (-39% in sales volume from December to January). Despite this drop, sales still remain at a slightly higher level than this point in 2025.
  • Out of all cities in Ada, Meridian saw the largest drop in sales this month (-30%), mainly due to decline in new home sales.

PENDING SALES —

  • 63% of homes included in pending sales were originally designated as pending sale in January 2026. 80% of homes that were originally designated as pending sale before January 2026 are new homes (compared to 47% of homes that changed to pending sale in January 2026). 
  • Homes set to close next month (48% of current pendings) are slightly more likely to be new homes (40%) than homes sold in Ada County in January (36%).

INVENTORY —

  • 35% of homes currently in inventory were added in January. One-third of these homes added are located in Meridian where the vast majority are new homes. In overall inventory, 60% of homes are new. Homes added in January were evenly split between new and resale homes. 
  • Madrone Heights in Kuna and Centerville in Meridian currently have 32 homes in inventory, the most of any other subdivisions in Ada County.

DAYS ON MARKET —

  • There is a significant discrepancy between the days on market (DOM) and cumulative days on market (CDOM) for younger resale homes sold in Meridian and Eagle this month. DOM averages the number of days properties have been actively marketed from the time they are listed until they go under contract. CDOM provides a broader view by continuing to count days if the property is taken off the market as long as it is relisted within 90 days.

CANYON COUNTY

MEDIAN SALES PRICE —
  • The median sales price of homes sold in January remained similar to December.
  • The median price of homes in Canyon has not varied much since last January with only a range of $24,000 between monthly medians. This indicates some level of stability in the market.
  • The median price of homes 81 years or older decreased by $48,500 (15%) in January.

HOMES SOLD —

  • 96 fewer new construction homes sold in January (-45%). They accounted for 44% of total sales, compared to 52% in December.
  • 103 fewer homes sold in Nampa (-46%) in January and accounted for 45% of total sales, compared to 55% in December.
  • While sales slid month-over-month, resale sales carried closings for year-over-year comparisons, rising by 12.6%.

PENDING SALES —

  • Even with the drop of sales, the number of pending sales at the end of January was higher than it has been in months (609), about half of these homes are set to close in February.
  • 63% of the pending sales (381) are new homes. 77% of these new homes are either in Caldwell or Nampa.
  • The median price of homes pending sale is $465,990 and had been on the market for an average of 53 days.

INVENTORY —

  • 37% of the homes on inventory were added in January; the other homes on the market have been on the market an average of 108 days. 
  • 67 homes on the market have already dropped their listing price by $40,000 or more. These homes have been on the market for an average of 166 days. 
  • New resale homes (aged <1-10 years) have the highest average list prices of homes on the market.

DAYS ON MARKET —

  • The average DOM for houses sold in Canyon County increased slightly to 63 days in January. This is two weeks longer than the average DOM in Canyon County for all of 2025 (49 days). In January, a home in the 11-20 month age group sold that had been on the market for a year and a half which did slightly skew the average by two days.
  • Homes in Caldwell in January tended to be on the market on average longer than in the other cities in Canyon.

ADA COUNTY

MEDIAN SALES PRICE —

  • The number of new home sales increased from November to December and the sales prices of these new homes were 10% lower on average than those sold in November.
  • Sales prices for new homes declined most significantly in Kuna, Meridian, and Star-the same cities where 77% of new home sales were in December. These price declines likely contributed to overall median sales prices dropping in Ada County in December.

HOMES SOLD —

  • In November, 33% of homes sold were new homes and this number increased to 41% of homes sold in December. As a proportion of overall monthly sales, December had the highest level of new homes sales out of any other month in 2025. 
  • The number of homes sold that were over 20 years old decreased by 14.5% from November to December and evidence shows the sales gap between ages narrowed.

PENDING SALES —

  • 62% of homes pending sale in Ada County in December are new homes. 40% of these pending new homes are located in Meridian, more than double the number located in any other city in Ada County.
  • A significant proportion of pending sales (44%) are set to close in January 2026.
  • 25% of these homes set to close in the next couple weeks are over 20 years old and located in Boise.

INVENTORY —

  • Only 22% of homes in inventory were added this last month. This smaller addition of fresh options resulted in a decline in overall inventory levels from November to December, lowerin the months' supply of inventory to 2.2.
  • The majority (53%) of homes added to inventory in December were new homes.
  • 64% of homes that have been in inventory over 50 days were new homes.

DAYS ON MARKET —

  • Days on market increased significantly for young resale homes sold in December. This pocket of homes comprises less than 5% of overall sales in Ada County for the month.
  • Resale homes between 21-80 years old had the lowest average days on market out of any other segment in 2025. These homes were on the market for under 30 days on average before being sold this past year.

CANYON COUNTY

MEDIAN SALES PRICE —
  • The median sales price in Canyon County rose by $10,000 from November to December. MOM % +2.4% +0.0% +3.0%
  • New homes, homes <1-5 years old, and homes 6-10 years old had similar median prices (around $452,000).
  • The median price of sold homes in Parma increased by $141,250 in December. Notably, 4 of the 8 homes sold in Parma sold for over $600,000, contributing to the town's median sales price increase.

HOMES SOLD —

  • December saw the highest sales of new homes since December 2021.
  • In 2025, 52% of sold Canyon County homes were in Nampa and a third (33%) were sold in Caldwell
  • After a significant drop (-25%) in sales in November, sales in December rebounded by 27.6%.
  • Sales in Nampa were similar to October sales after the November dip while Caldwell didn't fully bounce back.

PENDING SALES —

  • 475 sales were pending at the end of December. This is a drop of 100 from the end of November.
  • The median price of pending sales is $462,612, about $40,000 above December's median for closed homes.
  • 62% of pending sales are for new homes. The average price of these homes is $581,475. 
  • There are currently 9 homes pending sale in Star. The most homes sold in Star in a month in 2025 was 8.

INVENTORY —

  • About 23% of current inventory was added in December.
  • Contrary to March 2025's statistic that 17.5% of listings nationally are new construction, 63% of homes in Canyon County are new builds.
  • 14% of homes on the market have decreased their price by $30,000 or more. Homes on the market 81 years or older have had the largest drops in listing prices (-$90,000 on average

DAYS ON MARKET —

  • Average days on market increased again in December from 55.5 days in November to 60.6 days in December. The decrease in sales in November may have led to this lag in average days on market.
  • The average days on market for houses sold in Caldwell increased by about 3 weeks (from 50 days to 73).
  • Additionally, the average days on market for houses 1-5 years old increased by three weeks (from 27 to 49 days).

ADA COUNTY

MEDIAN SALES PRICE —

  • The slight increase in median sales price observed in November was driven by resale homes 21-50 years old. Areas where sales of homes 21-50 years old declined (Kuna and Meridian) saw the largest price increases for this home-type this month.
  • Kuna offers the most affordable new homes in Ada. For the past 6 months, new homes in Kuna have had the lowest median sales price, with Meridian ranking second.

HOMES SOLD —

  • In November, only 32 new homes were sold in Star. This is the lowest number of homes sold monthly in Star so far this year.
  • Kuna, Meridian, and Star all saw decreased new home sales in November while Boise and Eagle maintained similar volume to last month.
  • The decrease in resale home sales was driven by declines observed in Meridian and Kuna.

PENDING SALES —

  • Across all age bands, resale homes that are currently pending sale have already experienced a price cut from the original price associated with the listing on average, most significant for resale homes 1-10 years old.
  • 36% of homes pending sale are located in Meridian, this is over 100 more homes than the next closest city (Boise).
  • Around 52% of homes currently pending sale are currently set to close by the end of 2025.

INVENTORY —

  • New homes account for 54% of inventory and average $788K, more than $100K higher than the average price of new homes sold in November. In most cases, these homes have already seen modest price cuts, averaging around $10K.
  • Madrone Heights, a subdivision in Kuna, currently has 50 homes in inventory all priced over $100K less than the median price a new home sold for in November.

DAYS ON MARKET —

  • Resale homes sold in Boise continue to have the lowest days on market in Ada but the average days on market for these homes has increased every month since June.
  • In November, the average days on market was higher for single family homes than any other month this year.
  • Middle-aged resale homes in Meridian saw the largest change in average days on market in November, increasing by 12 days on average from October.

CANYON COUNTY

MEDIAN SALES PRICE —
  • When looking at the age of the homes sold, the median sales price increased for newer resale homes (<1-5 years) by 24.6%. This group of homes had the highest median sales price by $100,000.
  • The median sales price of single family homes in Caldwell increased by almost 7%, bringing the median price slightly higher than Nampa.

HOMES SOLD —

  • Sales decreased across the county by 25.1%, a bigger drop than was seen October to November in 2024.
  • Sales declined most sharply in Caldwell (31%) and Middleton (34%). Nampa experienced the smallest drop in sales volume, down just 11%.
  • New homes and those 6–10 years old saw the smallest sales declines, while homes 51+ years old experienced the largest decreases.

PENDING SALES —

  • Despite the drop in sales volume, the number of pending sales is similar to October.
  • The median price of pending sales is $452,490, slightly higher than the median price of homes sold in November.
  • Over half of the pending sales (62%) are for new homes and the average price of these homes is $566,450.
  • About half of the pending sales (49%) are in Nampa and nearly a third (32%) are in Caldwell.

INVENTORY —

  • In addition to a dip in sales volume, there was also a dip in inventory.
  • About 30% of homes on the market were added in November, the rest of the homes were on the market for an average of 108 days.
  • 88 homes on the market (8%) have decreased their price by $50,000 or more. These homes have been on the market for an average of 174 days.

DAYS ON MARKET —

  • Average days on market rose nearly 8 days in November to 58 days, but followed an 7-day drop in October.
  • Newer resale homes (1–5 years old) and the oldest homes (81+) sold the fastest, averaging 29 and 27 days.
  • Nampa saw the largest month-over-month increase in days on market, rising from 47 to 62 days.
  • In Caldwell, average days on market remained steady from October to November despite higher median prices.

ADA COUNTY

MEDIAN SALES PRICE —

  • There is currently almost a 10% gap between the median prices of new and resale homes.
  • Lot size, square footage, and locations of new homes remained similar month-over-month despite an 8.5% price increase.
  • Median price variations within age categories were significant. Several resale age brackets saw price increases in July while the overall category saw a decrease

HOMES SOLD —

  • This is the 5th straight month sales have increased in Ada.
  • Resale homes saw an overall increase in sales of 5.7% while new constructions saw a decrease of 5.2%, making 70% of total sales resale homes.
  • Homes in the 1-5 and 6-10-year age categories saw the largest changes, seeing increases of 56.4% and 32% respectively. 11–20-year-old homes saw the largest decrease at 12.2% compared to the previous month.

PENDING SALES —

  • This is the 2nd month that a slight decline in pending sales has been observed in Ada.
  • Existing homes saw a sharper decrease in pending sales of 2.8% compared to new homes. This decrease in pending sales is directionally the opposite of changes in overall sales in June, where resale home volume increased.
  • 35% of pending sales in June were new homes not set to close until August 2025 or later.

INVENTORY —

  • There were 23% more resale homes than new homes in inventory in June. This trend has been consistent since April 2025.
  • In Meridian, Eagle, and Boise there are proportionately more new homes in inventory than the proportion seen in overall sales in June. This implies that buyers are searching for resale homes in these areas and new homes may be remaining in inventory month over month.

DAYS ON MARKET —

  • Days on the market remained at similar levels observed in May (down 1 day on average).
  • Days on market continue to be lower in cities where resale homes make up most sales.
  • New Homes, homes <1 year old, and 11–20-year-old had by far the highest DOMs during June, all at least 12 days higher than next highest category.

CANYON COUNTY

MEDIAN SALES PRICE —
  • June is the 2nd month the median price has increased.
  • Price increases were most significant for new homes sold in June. A group of new homes sold in Middleton, Nampa, and Star were priced over $700K. These more expensive new homes were not included in homes sold in May.
  • New home square footage increased by 5% in June which may be another contributing factor to the slight median sales price increase that occurred this month.

HOMES SOLD —

  • The number of homes sold increased by 4.3% in June.
  • There was a 27% increase in homes sold in Middleton from May to June. These homes were split evenly between new and resale homes.
  • Younger resale homes saw significant increases in sales in June as well as a segment of new homes that were sold but yet to be built.

PENDING SALES —

  • Half of homes currently pending sale will close later than July 2025.
  • There is a sizeable (40% of June pending sales) segment of homes under construction that are pending sale. Around half of these homes are in Nampa and have an average price point of $550,000. This segment of homes is 30% higher than the overall number of new homes sold in June.

INVENTORY —

  • Inventory increased for the 6th month in a row in June.
  • Homes currently in inventory tend to be more expensive than the homes sold in June. Specifically, the volume of homes priced under $400K comprises a much smaller proportion of inventory when compared to the proportion of homes sold in June.
  • Homes in inventory priced over $650 have been on the market for an average of 80 days.

DAYS ON MARKET —

  • Days on Market dropped by 2 days on average in June.
  • 37% of homes sold in June were priced 400K and under, these homes had the lowest average days on market out of all price segments. This signals a high buyer demand for homes at these prices.
  • Homes priced from 401-550K had the longest days on market in June at around 52 days on average. 35% of all homes sold in June fell into these price buckets.
